We have property for sale in the Fergus Falls area. We were surprised to be informed that we needed a land survey and a quiet title action according to a local Fergus Falls abstractor.
We took the issue to our attorney and his discoveries were that there is no problem with our property.
Issue One: The abstractor had made a mistake reading the legal description on our frontage.
Issue Two: Because of road improvements there was a frontage issue. We have proven that there is no issue there either.
Issue Three: Lastly, a property line question about the southwest side. It was pure speculation on behalf of the abstractor after talking to a surveyor. There was no proof. Had we taken the action that was stated by the abstractors title opinion we would have possibly spent $6,000 or more. If anyone in the Fergus Falls area has had a similar situation, we would like to hear from you.
