Copper Landing ready for opening

Phase one for Copper Landing at Horseshoe Bay, with the grand opening close at hand for two units, is well underway along Highway 25 southeast of Fergus Falls. The long-range plan calls for 19 twin homes (38 units) to be in place.

The grand opening will take place from 5 to 7 p.m. on Thursday, Aug. 21.

“This is care-free living at its finest,” said Linnae Ferber-Leary, a realtor/associate broker with Spangler Real Estate Partners. “Residents will be able to enjoy walking trails, docks, open air gazebos and much more.”

Lead partners are Kevin Aschnewitz and Troy Johnson, under the banner of Trade Shares Investment Group. Spangler Real Estate Partners is the listing company and marketer for the project.

The first phase includes construction of five twin homes (10 units). Phase two will begin in 2009.

The Craftsman-style twin homes are located south of the Prairie Wetlands Learning Center and south of Interstate 94. Following the grand opening on Aug. 21, model home hours will be 5 to 7 p.m. Thursdays and noon to 3 p.m. Saturdays and Sundays.

Copper Landing at Horseshoe Bay will have units surrounded by woods, overlooking two lakes. Residents, when the entire project is complete, will have 5,500 feet of lakeshore and 104 acres of common area to enjoy.

One-level units will be built with optional second stories. Plans call for in-floor heat with electric boilers and backup with electric plenum for both heating and air conditioning.

A special all electric rate will provide substantial savings for members. There will also be property tax savings with group access to the lake.

Units will be available with two and three-stall garages. A variety of colors for the residential units are planned so that the twin homes have their own personality.

Owners will be part of an association and will benefit from a wide range of amenities. Included are grass mowing, trimming, snow removal, garbage removal and much more. Also in the plan are tar roads as part of phase one.

Residents will have their own garden areas and a future option for on-site storage units is planned.

The development will have one septic system for two units, and a community well system. All of the property will be monitored for safety of the residents.

The location of Copper Landing at Horseshoe Bay is in Buse Township. The land, consisting of 120 acres, was purchased in January 2007.

“At Copper Landing you’ll find a quiet blending of carefree living with country, lake and woods just a few minutes from downtown Fergus Falls,” Ferber-Leary said. “It will be great to meet people during our grand opening on Aug. 21, and we’ll have brats, beans and refreshments.”

if you take the south cascade out to the interstate, it turns into county road 25, follow that south. The development is on the west side of the road, it you hit the iverson lake road, you have gone too far.
